We are happy to work with brokers. We suggest that every broker obtain a written fee agreement from their client which we will then uphold. 

No, we do not. Brokers are welcome to charge a loan fee which will be included at closing of the loan. 

This answer depends on the circumstances of each deal. Construction loans typically take 60-90 days unless there are delays from the borrower.

Yes, we do. The amount will vary depending on loan size. The commitment fee is refundable per the terms of the commitment letter and is usually credited against our loan fee at closing.

Yes, a site visit is part of our normal underwriting process.
